10 C-Stores on the Block

Nine Louisiana locations, one Mississippi site put up for auction
ALEXANDRIA, La. -- Tranzon VenueBid and Tranzon Integrity Partners will hold an auction on December 2 in Alexandria, La., for the portfolio sale of 10 convenience stores and gas stations in Alexandria (2), Mangham, Winnsboro, Rayville, Olla, Tioga, Pineville, Harrisonburg, La., and Natchez, Miss.

The fist property in Alexandria has a 1,404-square-foot c-store building situated on approximately 0.405 acres. It has approximately 3,600 sq. ft. of canopies providing cover for three pay-at-the-pump fuel dispensers with a total of 10 hoses. The second Alexandria site includes [image-nocss] a 2,160-sq.-ft. c-store building situated on approximately 0.528 acres located outside the city limits. It has approximately 3,000 sq. ft. of canopies providing cover for the pay-at the-pump fuel dispensers.

The Mangham property includes a 3,891.9-sq.-ft. vacant c-store building situated on approximately 0.394 acres. It has approximately 750 sq. ft. of canopies providing cover for four fuel dispensers.

The property located Winnsboro has a 2,985.4-sq.-ft. c-store building situated on approximately 0.717 acres. Approximately .208 acres is leased. It has approximately 4,500 sq. ft. of canopies providing cover for four pay-at-the-pump fuel dispensers with 24 hoses.

The Rayville facility is a 3,270-sq.-ft. vacant truckstop situated on approximately 13.94 acres. It has two canopies, 1,800 sq. ft. and 4,500 sq. ft., respectively, providing cover for eight miscellaneous fuel dispensers. There is a 5,665-sq.-ft. repair shop behind the truckstop.

The Olla property includes a 1,800-sq.ft. c-store building situated on approximately 0.482 acres. It has approximately 1,750 sq. ft. of canopies providing cover for two pay-at-the-pump fuel dispensers with a total of 10 hoses.

The property located in Tioga has a 5,400-sq.-ft. building situated on approximately 1.1 acres; 3,030 sq. ft. is operating as a c-store and has a separate 2,370-sq.-ft. space. It has approximately 2,250 sq. ft. of canopies providing cover for three fuel dispensers with eight hoses.

The Pineville property contains a 2,774-sq.-ft. vacant c-store, bait and tackle shop building situated on approximately 1.734 acres. It has approximately 1,200 sq. ft. of canopies providing cover for two pay-at-the-pump fuel dispensers with a total of six hoses. In addition, the rear portion of the site is an operating overnight RV camping facility that is improved with a 1,200-sq.-ft. bathroom/shower and storage building and (18) paved parking pads each with a 30 amp hookup.

The property located in Harrisonburg has a 4,698-sq.-ft. vacant c-store building situated on approximately 0.48 acres. It has approximately 900 sq. ft. of canopies providing cover for four fuel dispensers.

And the facility in Natchez is a 3,186-sq.-ft. lease fee interest c-store. It has approximately 5,000 sq. ft. of canopies providing cover for six pay-at-the-pump fuel dispensers with 16 hoses.
