Arkansas Sale

13 c-stores with gas for sale in Little Rock, Pine Bluff markets

LITTLE ROCK, Ark. -- Thirteen convenience stores with gasoline have gone up for sale in the Little Rock and Pine Bluff, Ark., metropolitan areas.

Eleven of the sites are being sold with real estate and the remaining two are leased sites. All sites were closed in August of this year. Most of the sites were formerly branded Shell, and they will be sold without fuel supply agreements. Stores range in size from 1,400 to 3,850 square feet and are located on sites that range from one-quarter to four acres.

These sites are attractive [image-nocss] to a variety of buyers, said Hope Mineo, Managing Director of NRC Realty Advisors LLC (NRC), which is coordinating the sale. From a jobber looking for incremental volume growth to seasoned dealers, these locations offer a distinct opportunity to those looking to expand their current network, she said.

The locations will be sold through a sealed-bid sale in a buy one, some or all format with bids due on Tuesday, Dec. 6, 2005. A complete site list is available online at www.nrc.com/524, or by calling the NRC Customer Service Center at (800) 747-3342, extension 524.

NRC has prepared a color sales brochure and individual property-specific packages (PSP) for each property, which contain store level information and bidding terms of sale. Packets are $35 for a hard copy and $25 for a CD-ROM.

Chicago-based NRC specializes in the accelerated sale of petroleum industry property and commercial real estate throughout the United States, Mexico and Canada, and has sold more than 10,000 properties since its inception in 1989. Since 2003, NRC has coordinated the sale of more than 1,600 sites aggregating more than $560 million in sales. Clients include major oil companies such as Sunoco, BP America and Shell Oil; convenience store chains; franchise and commercial lenders including GE Capital Franchise Finance, Bank One and Wachovia; other retailers including K Mart; and independent retailers and distributors throughout the country.
