Closed 'For Now

Total of 10 currently shuttered retail sites going to auction block

MONTICELLO, Ark. & ELIZABETHTOWN, Ky. -- Two groups of closed convenience stores are going up for auction soon.

Two closed c- stores in Arkansas--one in Monticello and one in Wilmar--will be put up for sale in a lender-ordered auction on April 7. Both stores will be sold from the Monticello store.

"It's always unfortunate when a lender has to order the sale of a property, but this will provide an excellent opportunity for someone who can take advantage of the excellent, high-visibility, high-traffic locations and build a profitable business," said Kim Hagen, [image-nocss] of Hagen Realty Group, which is partnering with Gilmore Auction & Realty Co. on the auction.

The Wilmar store has approximately 5.39 acres, allowing room for parking and expansion. It has a large sales counter and floor space for merchandise, as well as a six-door walk-in cooler, two double-side pumps under a canopy and a diesel pump.

The Monticello store is located on approximately 0.69 acres and has a deli area, a small kitchen area for deli food preparation, a seven-door walk-in cooler and four double-sided pumps under a canopy.

"These stores are located only 10 minutes apart, making it efficient for a single owner to manage them both; however, each is also an attractive investment in its own right," said Hagen.

Personnel will be available for inspections on Wednesday, March 30, from 10:00 a.m. to 11:00 a.m. at the Monticello store and from 11:30 a.m. to 12:30 p.m. at the Wilmar store.

The auction will begin at 11:00 a.m. Individuals seeking additional information may visitwww.hrgsold.com or call (800) 942-6475.

Hagen Realty Group, based in Carrollton, Ga., with offices in Austin, Texas and Fort Pierce, Fla., is a national asset disposition firm offering accelerated marketing for real estate through accelerated listings, public-outcry auctions, sealed-bid auctions and Internet auctions.

Separately, Tranzon Asset Advisors, Elizabethtown, Ky., is selling eight currently closed gas stations in southeastern Kentucky in an "absolute online auction."

The locations are in Corbin, Flemingsburg, Grayson, Irvine, Lancaster (pictured), Mt. Vernon, Olive Hill and Prestonsburg.

Bidding closes April 13. Register to bid atwww.taabid.com orwww.tranzon.com or call (270) 307-3451.
