Sale Will Energize Growth for Energy Marketing

Selling five St. Louis-area convenience stores with gas at auction

ST. LOUIS -- Seeking "aggressive" owner-operators and capital for new acquisitions, Energy Marketing LLC has announced that it will sell off five convenience store/gas station locations. It is offering the fee-simple interest of five operating Energy Express c-stores with gasoline throughout the metropolitan St. Louis market.

All of the stores are located in St. Louis or St Louis County.

The company, also based in St. Louis, said that the objective of the sale is to put these sites into the hands of aggressive owner-operators, allowing it to reinvest the capital into purchasing new locations and to continue to grow the company. It added that it is committed to helping new owner-operators and supporting them in their own business.

"We have an aggressive strategic growth plan for our company and that involves selling these stores to business savvy individuals," Energy Marketing said in announcing the sale.

"This portfolio represents a solid opportunity for operators to buy profitable c-stores and control their own business while choosing possible brands that will yield the best fuel sales," said Phil Boyd, managing director of The Energy Exchange, named as the real-estate advisor in the sale. It will coordinate a sealed-bid auction of the five sites. The auction's deadline is June 18, 2013.

Bidders will be able to make offers with or without a fuel supply agreement. For bidders who opt for a supply agreement, the seller will be offering bidders a financing incentive by holding a 10% second mortgage on the properties. Bidders may bid on one, some, or all of the locations.

The Energy Exchange, based in Chicago, is a company within Coldwell Banker Commercial-NRT that specializes in the sale of c-stores and gas stations nationwide.

Energy Petroleum and the Madras family has been serving the greater St. Louis metropolitan area with premium oil products since 1927. The company has offered premium products to customers in a variety of industries including transportation, agriculture, construction and industrial. Energy Petroleum provides gasoline, diesel fuel, aviation fuel, kerosene, lubrication products and total product solutions to commercial and industrial customers.

In 1998, it formed Energy Marketing LLC and entered the retail market with the purchase of 13 former Clark stores.
