SAN JOSE, Calif. — Moe’s Stop, a service station in San Jose, Calif., is for sale by order of the Superior Court of the State of California.

Moe’s Stop has a 1,309-square-foot building with a two-bay smog check facility on a 17,550-square-foot corner site. The building was built in 2008 with a small inside sales area. It averaged more than 400,000 gallons in gasoline sales a month in 2021, according to NRC Realty & Capital Advisors LLC, the real estate broker. Fuel is unbranded. The smog check currently pays $3,000 a month in rent.

“The property is very well located near Cambrian Park Plaza proposed redevelopment site, which is a signature San Jose project, which will have 305 apartments, 48 single-family homes with 27 attached accessory dwelling units and 25 townhomes,” said NRC’s Evan Gladstone. “The development will also include a 229-room hotel, a senior living center and four acres of open space. The current shopping plaza has a BevMo Beverages & More, Round Table Pizza, Togo’s, Bank of the West and The Dollar Store, as well as a dozen other neighborhood tenants.” NRC will offer the property in a sealed bid auction with bids due sometime in early May.

Chicago-based NRC provides real estate and financial advisory services to the convenience-store and petroleum industries and specializes in the accelerated sale of commercial real estate nationwide. This sale is being conducted in conjunction with licensed California broker, NRC Realty Advisors of California Inc.
