
With Stewart’s Shops Corp.’s sale of four convenience stores to Mirabito Convenience Stores and the sale of one of two locations to Prestige Petroleum Corp., the retailer has complied with a Federal Trade Commission (FTC) order to divest certain sites for competitive reasons. The retailer put five of the six c-stores on the market to facilitate its acquisition of convenience retailer Jolley Associates. That deal for 45 locations closed in December.
Stewart’s Shops completed the acquisition of the retail convenience store, wholesale dealer and residential heating oil businesses of Jolley Associates and S.B. Collins Inc. in December. Jolly operated 45 convenience stores in Vermont (38), New York (5) and New Hampshire (2). S.B. Collins delivers gasoline and diesel to dealers in those three states.
For Binghamton, New York-based Mirabito, the purchase further strengthens its presence in New York and allows it to expand into southern Vermont.
Mirabito’s four newly acquired Stewart’s Shops locations include:
- 222 Lake Street, Rouses Point, New York
- 443 State Route 3, Plattsburgh, New York
- 1433 State Route 9, Queensbury, New York
- 4803 Main Street, Manchester, Vermont

The stores will now offer the Mirabito Rewards program, which allows customers to earn rewards on every purchase, both in-store and at the pump. Members receive cents off per gallon, exclusive club items, special offers and reward tracking through the app. Customers who receive home fuel deliveries from Mirabito can now redeem the points they earn at home for purchases at the pump.
The two locations acquired by Prestige in a separate transaction include:
- 777 Upper Glen Street, Queensbury, New York
- 474 Aviation Road, Queensbury, New York
The 777 Upper Glen location was not part of the FTC-mandated divestment, but “Prestige took interest in that location, which was a Jolley [site],” Stewart’s Shops spokesperson Robin Cooper told CSP. “It was not required, but they had an interest in that, so we sold that one as well.”
Both Mirabito and Prestige Petroleum are in the process of rebranding and opening the acquired Stewart’s Shops locations under their own brands.
Meanwhile, Stewart’s Shops has been rebranding the Jolley c-stores to its own brand.
“We're in the middle of it,” Cooper said. “Eight of the locations are now Stewart’s locations, and we're in the in the midst of working on the rest.”
He added, “Stewart’s Shops are known for having an ice cream focus. Jolley didn't have ice cream counters and didn't make milkshakes. And we have a bigger food-to-go business. So we're just plugging away and going through the process. We're pleased with it. We're happy with the markets. It was a good company.”
For the last 10 to 15 years, Stewart’s Shops also has invested approximately $50 million a year renovating or rebuilding older stores, and it will continue to do that, according to Cooper. “The acquisition hasn't changed that at all. We're opening a new shop in the Syracuse area this fall. We're working on it right now, and we've got more grand openings planned.”
Earlier this month, the company opened a new-to-industry (NTI) c-store in Rotterdam, New York, in Schenectady County. And it is planning to open another NTI store in suburban Albany in Colonie, New York, in the next two or three weeks. “We're continuing to expand as much as usual,” said Cooper. “The acquisition hasn't slowed us down from doing our traditional plan. And we typically remodel or rebuild 15 shops a year, depending on timing and weather. That hasn't changed at all.”
Regarding other markets, Cooper said they are “constantly looking, but because of our model, we're not looking to jump [to noncontiguous markets]. We truck all our own product, so it'd be [markets] that would be contiguous to us or in-fill and little markets within our territory where we might not have a location. That's typically the way we look at things.”
Mirabito Holding Inc.’s convenience stores mostly operate along highways in upstate New York and in Pennsylvania. Brands include Mirabito, Quickway Food Stores, Convenience Express and Manley's Mighty Mart. Subway, Dunkin' and Mirabito Fresh Pizza restaurants also can be found in locations. The Mirabito family of companies operates in eight states with several divisions, including natural gas and electric, home heating products and services, wholesale energy products, convenience stores and Mirabito Truck Repair.
Founded in 1994, Prestige Petroleum Corp., Mahwah, New Jersey, is a motor fuels distributor in New Jersey under the CITGO and Spirit brands.

Founded in 1945, the Ballston Spa, New York-based Stewart's Shops chain operates in upstate New York, New Hampshire and southern Vermont. The chain operates 362 Stewart's Shops and 45 Jolley c-stores for a total of 407 locations.
While Stewart's Shops is mostly owned by the family of chairman William Dake, employees also own about 40% of the company through an employee stock ownership (ESOP) plan. It is known regionally for its milk, ice cream, coffee, to-go food, gasoline and other convenience items. The company has an extensive production, distribution and warehousing network that supplies its stores.
