18 Sites for Sale in Missouri, Arkansas

Properties mainly in rural communities

JEFFERSON CITY, Mo. -- A Jefferson City, Mo.-based convenience retailer is selling 18 rural properties in southern Missouri and northeast Arkansas as the company plans a change of strategy that will focus on its remaining urban sites.

The sites that are for sale include convenience stores, a travel plaza and other fee-simple properties, including an office complex in the greater Springfield, Mo., area.

The properties include a number of well-located, high-volume stores with fuel that offer good access and visibility, [image-nocss] according to Oppenheim Consulting Services, which is selling the properties. The office complex is a former corporate headquarters of approximately 9,100 square feet.

Seventeen of the offered properties maintain fee-simple ownership interests and one assumable leasehold site. The average store size is approximately 2,000 to 2,500 square feet. Lot sizes range from 12,000 square feet to 2.5 acres. All stores will be traditionally conveyed, not sold at auction, foreclosure or via a sealed bid procedure.

The properties are being sold with no in-place branding requirements; however, purchasers shall have an option of entering into favorable fuel supply agreements being offered by the seller.

Oppenheim Consulting Services, which said the selling retailer preferred to remain anonymous, is a subsidiary of The Oppenheim Group, a full-service real estate consulting and brokerage company based in Houston.
