Two Sites for Sale in Ky.

Seller pursuing other opportunities

RICHMOND, Va. -- Asset advisor Tranzon LLC, Richmond, Va., is handling the sale of two convenience stores with gasoline. The sites are in Danville and Harrodsburg, Ky. The corporate seller, Little Distributors Inc., has ordered these assets to be liquidated immediately in order to pursue other investment opportunities.

We enjoy the wholesale, tankwagon and hauling side of the petroleum business, which has always been the core of our business, said Brian Little. The c-store retail side of the business has so many facets that it diverts a lot of our time [image-nocss] and energy away from the other segments of our core business.He works with his father Doug Little and is the fourth generation in the family business which was started in 1928.

The Danville property will sell to the highest bidder over an opening bid of $325,000. It is currently branded BP, and it has a two-pump full-service island with a full-time attendant. The property has a fully automated drive-thru car wash that has brushes that were replaced in 2006 and is fully operational. It is one of only two full-service auto washes in the downtown area. Only four blocks from downtown Danville and approximately seven blocks from Centre College, this property also features dual access.

Inside the store are updated coolers, food preparation equipment, one small dining bar for three or four stools, lottery and inventory. The roof on both the store and the car wash are one year old with a 25-year shingle. The site, pavement, parking areas and grounds are in very good shape, Tranzon said, with access from both north and south.

The Harrodsburg facility (pictured) will be sold to the highest bidder over an opening bid of $325,000. It is in a highly visible high-traffic area. While this is not a big new flashy store, Tranzon said it is very well-positioned on the ?going home side? of the highway with a McDonald's, KFC/Taco Bell, Pizza Hut and large retail center across the street. The store currently operates 24 hours per day and is under a lease agreement that terminates on Aug. 31, 2007; the new owner and lessee can renegotiate terms or turn over operations to the new buyer.

It is currently a Marathon-branded station. The pumps are in good condition, as are the paving, signage, canopy and building.

The current supply contract with Little Oil Co. is considered very owner/operator friendly to allow the highest possible profit margin for the eventual buyer, said Tranzon.
